- Analysis of monthly expenses for ways to reduce costs
- Collect monthly rents/association dues
- Provide 24 hour on call maintenance
- Pay monthly bills (mortgages, insurance, common area maintenance, utilities, street maintenance, street light electricity, trash etc).
- Provide monthly financial reports to association members/property owners
- Establish escrow account for long term repairs (exterior painting, roof replacements, street repairs, etc).
- Provide a "repair service" to condominium owners who need repairs to the interior of their property. When a condo owner needs something fixed in their condominium they can call Mangus Properties LLC and we can provide them with a repairman to do the work. Mangus Properties LLC will add 10% to the invoice.
- Provide the “Preventative Maintenance” program
- Establish a "Time to Sell" program for property owners
- Establish the "Collect My Rent" program for condominium association members and tenants
